Home Maintenance for California Desert Homes
Monday, October 31st, 2011
Just as automobile manufacturers recommend that you change the lubricants in your engine as a regular routine to avoid major repair problems, you should think along the same lines for home repairs and maintenance. You can pay a reasonable amount now and avoid major costs and aggravation later.
Living in the desert climate of the Palm Springs, California area presents an entire set of potential problems of which home owners may not be aware. The desert heat increases the risk of fires and makes it all the more important to make sure your air conditioning is running at peak efficiency.
Here are some suggestions on how to conduct maintenance on your California desert home:
- Regular HVAC and Hot Water Heater Services – At least twice a year the furnace filters need to be changed. Condenser areas and coils require cleaning. Ambient/plenum temperatures as well as wiring contacts and condensate lines should be checked, along with blower belts and bearings. Hot water tanks should be drained to flush them of sediment and refilled.
- Dryer Exhaust Vent Cleaning – Clothes dryers start more fires than any other appliance. It is extremely important to periodically clean the buildup of lint from the entire exhaust system, not just the from the machine screen. Check all tubing and the exterior dryer vent.
- Grab Bars – As we get less sure-footed, it is important to install Grab Bars or Safety Rails on the wall of bathtubs, showers or other bathroom areas that may need safety enhancements to ensure safe mobility. Keeping your home safe for you is the primary focus on regular home maintenance and house cleaning.
- Insects and Termites – On a regular basis, inspect your home for evidence of damage from termites and other insects. It is extremely important that at the first sign of unwelcome guests action be taken to ensure that the problem is dealt with to avoid significant damage.
- Garage Door and Exterior Woodwork – The strong desert sun, coupled with the high temperatures of summer, require that exposed woodwork, wood furniture, and garage doors be either treated or painted for longevity and to avoid unneeded replacement expense. The cost of treating or painting garage doors and other woodwork is much less than the cost of replacement.
- First Aid Kit and Earthquake Survival Supplies – It is important that homeowners maintain an up-to-date first-aid kit and an adequate supply of post-earthquake essentials just in case a dangerous situation occurs. In the event of an earthquake, your home should be set up to be your safe haven. Be prepared for the unexpected.
Conduct this regular preventative maintenance and cleaning on your Southern California house, and you can spend more time enjoying your home stress-free. As you maintain your home, think about ways to go even further to make it a safe place for you, your family, and your guests, with your changing lifestyles and needs.
